We identify fiber type (nylon, polyester, olefin, wool), construction, and overall condition. An inconspicuous pre-test confirms colorfastness and chemistry compatibility so dyes stay stable.
Traffic lanes, filtration lines, and pet areas are mapped to set the safest plan. This determines detergent selection, dwell time, and the gentle agitation tool used in later steps.

Prep Area & Apply Targeted Pre Spray

We move light items, pad corners, and protect baseboards. A fiber-safe enzyme traffic-lane cleaner is applied to bonded soils; on synthetic carpets we may add an oxygen booster after testing.
Dwell time lets detergents break soil bonds so extraction requires less force. For sensitive fibers or unstable dyes, alkalinity is reduced or we switch to a wool-approved formula.

Hot Water Extraction, Neutral Rinse & Groom

We extract with calibrated heat and flow while injecting an acidic fiber rinse to neutralize residues and leave the carpet soft. Remaining spots are post-treated as needed.
Scotchgard™ protector is applied evenly (if selected), then we groom the pile for a uniform look and set air movers to accelerate dry times before a final walk through with you.

We distribute chemistry with a counter-rotating brush or soft pad to lift the pile without damage. Specialty spotters—protein/tannin, solvent gel for oils, or rust remover—are used only where needed and neutralized afterward.
If you choose Scotchgard™, we stage it now so it can be applied immediately after the rinse, bonding to clean fibers for better resistance to dry soil and common spills.

We identify fiber and fabric types—nylon, polyester, olefin, wool, cotton, linen, rayon/viscose, microfiber—and assess construction and condition. An inconspicuous pre-test confirms colorfastness and chemistry compatibility so dyes remain stable.

Traffic lanes, filtration lines, arm/headrest soils, and pet areas are mapped to set the safest plan. Findings drive detergent selection, dwell time, and the gentle agitation tools used next.

Prep Area & Targeted Pre-Spray

We move light items, block/foil furniture feet, pad corners, and protect wood trim. A fiber-appropriate pre-spray is applied to bonded soils; for synthetics we may add a tested oxygen booster, while delicate textiles get low-alkaline or wool-approved formulas.

Dwell time lets detergents break soil bonds so extraction needs less force. Crevices and seams on furniture are carefully pre-vacuumed to reduce re-soiling.

Rinse/Extract, Neutralize & Speed-Dry

Carpets are hot-water extracted with calibrated heat/flow while injecting an acidic rinse to neutralize residues and leave fibers soft. Upholstery is cleaned with a low-moisture hand tool to control penetration and protect cushions and linings.

After the rinse/extraction, we set air movers to accelerate dry times. Protector (if selected) and final grooming follow in Step 4 before a final walkthrough with you.

Agitation, Spotting & Scotchgard™ Option

We distribute chemistry with a counter-rotating brush or soft pad on carpet; on fabrics we use hand tools, microfiber pads, or horsehair brushes to lift soils without over-wetting. Specialty spotters—protein/tannin, solvent gel for oils, or rust remover—are used only where needed and then neutralized.

If you choose Scotchgard™, we apply it now—immediately after the rinse (Step 3)—so it bonds to clean carpet fibers and upholstery for better resistance to dry soil and common spills. We then groom the pile/nap as needed.

Upholstery After-Care:
  • Keep cushions propped open or on edge until fully dry; then rotate/flip.
  • Place clean white towels on arms/headrests for 24–48 hrs to prevent dye transfer.
  • Avoid use until dry; speed drying with fans/AC (no high heat).
  • Groom nap on velvets/microfibers lightly after drying to restore texture.
  • Blot spills only; spot-test any DIY cleaner and avoid scrubbing.
